Atlassian Headquarters, Tech Central Precinct
Completion date: Target 2024
Australia’s largest tech company, Atlassian, will anchor a 40-storey skyscraper above a new technology hub at Sydney’s Central Station. Avenor has been the Development Advisor and Manager on the Atlassian project and Sydney Innovation and Technology Precinct since 2016. The 3,768sqm site is located at 8-10 Lee Street, Sydney, forming part of the Western Gateway Precinct. The heritage listed Inwards Parcels Shed will be restored as part of the development. The tower will include approximately 70,000sqm of gross floor area including a YHA accommodation facility of approximately 500 beds, and over 50,000sqm of NLA for Atlassian, as well as a major publicly accessible pedestrian link. Construction is expected to commence in 2021, with completion by 2025.

1-13 Cross Street, Double Bay
An Avenor executive was the development manager for a Public Private Partnership with Woollahra Council for a proposed mixed-use project comprising 40 luxury residential apartments, a commercial office building, a cinema complex, specialty retail and parking for 400 cars.

Barangaroo South, Sydney
An Avenor executive directed the development and led the masterplan and delivery for 530,000sqm of commercial, residential, retail space and public domain.

Zayed Sports City, Arzanah Abu Dhabi
An Avenor executive was the Masterplan Director for the redevelopment of state significant Zayed Sports City precinct encompassing 130,000sqm, 9,950 apartments, regional mall, medical centre, school, hotels, International Tennis Centre, villas and marina.

Waterfront Islands, Dubai
An Avenor executive, was the Development Director heading up the development team that delivered the world’s largest island reclamation project, building Island 1 of 6 and rock armour for Island 2, managing contracts for 500+ truck movements per day and two suction cutter dredges.

Westfield Booragoon
An Avenor executive played an integral role in the acquisition and development strategy of this mixed-use precinct . This encompassed an integrated medium density residential village and pedestrian through-link to a newly proposed entertainment and lifestyle precinct (ELP), the provision of a new civic centre for local council, and the inclusion of a re-positioned transport bus interchange.

Westfield Parramatta
An Avenor executive led the development strategy origination and subsequent planning proposal for the provision of a mixed-use commercial office tower comprising 112,000sqm gross floor area – located above (and integrated with) the existing shopping centre.

Westfield Southland
An Avenor executive headed up the development strategy for a mixed use transport-orientated commercial office precinct comprising 40,000sqm gross floor area located on an underutilised car parking site adjacent to the shopping centre and train station. The Development Application included the provision of commercial office, hotel, and retail development pathways, all integrated and connected via a public plaza.

The Landmark, St Leonards
An Avenor executive was the joint venture development project leader overseeing the precinct renewal of St Leonards Square accommodating a 43-storey mixed-use tower of 429 residential apartments (inclusive of serviced apartments for build to rent), commercial office, convenience retail, dining, and an interconnected public plaza.

East Walker Street, North Sydney
East Walker Street is a residential tower in North Sydney on a prominent site 200 metres from Victoria Cross Metro Station. In February 2020, the Sydney North Planning Panel approved a Planning Proposal for approximately 280 apartments, which is now pending Gateway Determination. Concept designs by SJB Architects and Aspect Studios envisage the best in contemporary apartment living showcasing panoramic views of Sydney Harbour and the Sydney Opera House. The project is being delivered in partnership with Oxley Holdings Limited (Singapore).

Connex, Mascot
Completion date: Target 2023
Connex is a future 17,000sqm, A-grade commercial development located in the Mascot town centre, close to Sydney Airport. Currently taking expressions of interest, the well-located development will feature large floorplates, rooftop gardens and a ground floor fresh food market.

131 Henry Street, Penrith
Avenor is proud to provide Penrith City Council with development advisory and management services, to create an innovative, inclusive, flexible and landscape infused A-Grade commercial office development. The 131 Henry Street development will provide enhanced public and office amenities within the expanding Penrith CBD.

The Cambrian, Oxford Street, Paddington

The vision is to revitalise the 1880’s heritage buildings and retail shopfronts at 432 to 440 Oxford St, and create bespoke apartments to the rear, nestled around a publicly accessible garden/landscaped outdoor area. We continue to provide Development Advisory and full Project Management Services to the Client, for all phases of the project.

Herston Quarter

The project includes the urban renewal of the Royal Brisbane and Women’s Hospital, including the development of a new 132-bed public rehabilitation and ambulatory care centre, a new private hospital, student accommodation, aged-care and retirement living, childcare, retail, car park and adaptive re-use of heritage assets.

Macquarie Bank, Martin Place

Macquarie Bank appointed Avenor to assist with the initiation of its Martin Place Metro Integrated Station Development. Avenor provided advisory services on the project that will realise two new commercial office towers, a new retail, dining and lifestyle hub and the integrated Martin Place Metro Station.

St Leonards South

Avenor coordinated the site acquisition of a major 400-unit project on behalf of Top Spring International.

White Bay Innovation Precinct
Development value: $2 billion

Avenor coordinated a major tender for the $2 billion redevelopment of the White Bay Power Station site in inner Sydney. Avenor, leading a specialised consultant team, undertook a major feasibility, design and masterplan study for the precinct that included 280,000sqm of mixed-use property comprising 150,000sqm of commercial office space, two hotels, adaptive re-use of major heritage assets and integration of a number of public transport nodes.

The Octagon, Parramatta
Avenor undertook development assessment and strategic advisory activities for the prospective development an 80,000sqm office tower, including the consideration of alternate uses.

Portfolio Development Assessment, ALE/ALH
ALE and ALH collectively appointed Avenor to assist with the assessment of the development potential of a portfolio of assets throughout Australia. They drew on Avenor’s multidisciplinary expertise to determine potential asset strategies and precinct plans, including feasibility and highest and best use studies.

Transgrid Site Assessments, Sydney
Transgrid engaged Avenor to undertake a comprehensive assessment of the development potential of a complex property holdings, including highest and best use assessment, transaction structuring, stratum planning, statutory planning strategy and feasibility assessments.

Soper Place, Penrith
Penrith City Council appointed Avenor to assess the development and procurement strategy for its Soper Place commercial office and car park development.

NSW Regional Rail
John Holland and Knight Frank appointed Avenor to assess the development potential of Transport for NSW regional train station assets. They drew on Avenor’s multi-disciplinary development expertise to identify the potential to unlock value of their assets.
