Avenor Lodges DA for Kingsford Green

Avenor has lodged plans for Kingsford Green, a 674-bed student accommodation development on Anzac Parade, just minutes from the University of New South Wales in Sydney.


Located in Australia’s highest-demand student accommodation market, the project is a win for housing affordability in eastern Sydney. Upon completion, hundreds of homes and apartments currently occupied by students are expected to return to the rental market, freeing up stock for families and essential workers.


Designed by SJB, the proposal for the 3,778sqm site features two linear towers of 14 and 9 storeys above a shared podium, aligning with Randwick Council’s vision for the Kingsford precinct. The site is positioned next to the recently completed Scape Kingsford and Kingsford Light Rail Station. Avenor’s site consolidation completes the centre piece of the Kingsford Triangle precinct.


Known for originating landmark developments like the 70,000sqm Atlassian Central project in Sydney’s Tech Central, Avenor continues to focus on projects with strong public benefit. Like Atlassian Central, Kingsford Green will enhance pedestrian connectivity, with a public through-site link expansion improving access to retail and public transport.


A key community benefit will be a 744sqm community facility on the ground floor, offering programs and services for the wider community, along with pastoral care for the student population.


“Kingsford Green is the product of great engagement with Randwick Council and their Design Excellence Panel in the pre-DA process,” said Avenor CEO James Paver. “The team has refined designs in line with feedback to make sure we’re delivering meaningful public outcomes. The big one though is the relief it brings to rental pressures in the area near Prince of Wales Hospital and the new affordable housing that our contributions will bring online in the east.”


Avenor’s total contribution to affordable housing and community infrastructure exceeds $15 million.


Future residents will enjoy over 2,000sqm of shared amenity, including rooftop terraces, lounges, wellness facilities, games rooms, communal kitchens and dedicated study spaces. The building will offer a diverse mix of room types, including studios and two-bedroom apartments—many with sunset views over Dacey Gardens and the eastern suburbs.
Avenor’s commitment to sustainability continues with the building including rooftop solar, green roofs mitigating the heat island effect of large buildings, rainwater harvesting and reuse and all electric services that ensure the building is capable of achieving carbon neutrality.


A new multi-purpose auditorium overlooking Dacey Gardens will house the Kingsford Church of Christ, which has served the community on this site for over 120 years. The Church, led by Senior Minister Victor Tee and represented by Michael Radovnikovic of 9Springs, plans to activate the multi-purpose facility with a range of services as part of its ongoing commitment to the broader community.


Construction is expected to begin in 2026, with the first residents set to move in by 2029.
