Avenor identified the Kingsford Green project as an off-market development opportunity to drive urban renewal in line with Randwick Council’s vision for the precinct. The building will deliver much-needed housing, and activate the Kingsford Triangle through new retail and community uses.

Conveniently located opposite Juniors Kingsford Light Rail, the site offers direct access to UNSW and Sydney’s CBD. It also includes the Kingsford Church of Christ, a valued part of the Randwick community since 1907.

Through strategic site assembly and stakeholder engagement, Avenor has secured 35 individual property titles across 7 buildings and is working closely with Randwick Council to deliver a best-practice design that reflects the Council’s long-term vision and strategy for the area.

A Development Application has now been submitted for the amalgamation of the site, designed by leading architects SJB. The proposal includes 674 student accommodation beds, a vibrant community facility with a café and multi-purpose auditorium for the Kingsford Church of Christ.

The transformation of the site into a high-quality, mixed-use development — incorporating active street-level uses and co-living housing — will help realise the vision set out in the Kensington and Kingsford Planning Strategy.
